The Guardian Rent GuaranteeAs a Guardian Landlord, you are guaranteed 100% approval on all submitted applications for up to three (3) months unpaid rent, regardless of the tenant's credit score or evaluation results.

 

Up to 12 month rent guarantees covering every risk from Unpaid Rent and Tenant Damage to the property, to Eviction Fees and Vacancy Protection are available to qualified tenants and landlords.

 

Not only does the security of a RENTAL GUARANTEE provide protection of the rental income stream to the Landlord, it can also increase the capital value of the property because of the additional security of the income
stream.

 

 

 


There are five Rent Guarantee products:


1- Un-Paid rent coverage: It pays the landlord any unpaid rent incurred by the tenant up to a full 12 months.  The landlord would select the required term based on the tenant risk score, and the local statutes controlling the time it may take to evict a non-paying tenant and recover the property. This coverage is available to all Landlord Memberships.


2- Tenant rental damage protection: It pays the landlord the cost of repair of the damage to the property caused by the tenant. This coverage works in conjunction with the unpaid rent coverage, in determining available funds for repair.  The Guarantee term (1-12 month) is what determines how much of the Guarantee money is available after the un-paid rent is paid. This coverage is available to Platinum and Executive Members.


3- Eviction legal fees coverage: It pays the legal fees for the eviction of the “squatter” tenant. This coverage is included in all Executive Guarantees and is available to all members as a standalone eviction service.


4- Vacancy Protection:Pays the landlord the rent due in full, in case of unit is vacant for more than 2 month. This coverage is available to Executive Members only after 1 year of membership on all enrolled properties in their portfolio.


5- Guardian Shield: This is our most comprehensive Guarantee. This is the Lender Guarantee that is designed to offer Total Investment Protection to both Lender and Landlord. It pays all rents due, but not collected, regardless of occupancy or vacancy of an enrolled property that is managed by Guardian Managers. It is available to Guardian Managers' enrolled properties after 12 months and on all newly acquired properties by the member after 12 months of membership.

Rent guarantee coverage is inexpensive and allows you to eliminate any financial losses if this were to happen. This could be substantial if you are making mortgage payments on the property.

You select the Rent Guarantee terms based on your tenant, property and the local laws that control the time frame required for eviction in case of default. You will attract more tenants to your property, by eliminating the Security Deposit requirement, thus reducing your vacancies, and doubling your bottom-line.  
 
Before providing coverage for this, we want to be sure that proper background checks have been carried out on the tenants. That is why our custom report "Guardian Check” is a requirement for any Rent Guarantee policy. We even cover the cost of the report when it is used for that purpose


These policies are invaluable for any landlord. As a tax deductible premium this will guarantee you receive the rent you are expecting from your property regardless of your tenants personal circumstances and/or their ability and willingness to pay the rent.

If you have a mortgage on the property or have calculated your rental income verses your expenditures this will ensure you receive your rent. Most of these policies will include the legal expenses and property damage coverage under the "Executive Guarantee" membership. You will receive your rent and obtain vacant possession of the property ready for new occupancy.

Policies will guarantee your rental for a fixed period, typically 1-12 months. Some policies will provide additional coverage once you have obtained vacant possession until you are able to re-rent your property. If you need to have your rent on a regular and guaranteed basis then rent guarantees are a must. The costs vary as fixed cost policies and are commonly rated as a percentage of the annual rental figure, typically 3-4%. This translates to about $350/yr on $800/month rental or $30/month increase in rent.

    In addition to qualify for the landlords rental guarantee policy you must agree to the following:

     

    • Each tenant will be evaluated by Guardian Check service.
    • If the tenant requires a guarantor or surety for Income eligibility purposes, then the guarantor must be Evaluated as well.
    • The tenant must sign a lease agreement before the property can be occupied.
    • You must collect one months rent in advance before the property can be occupied by the tenant.
    • You must keep a record of all rent due and all rent paid.
