This is our most comprehensive screening report... it combines several detailed tools for the most complete picture of the prospective tenant. It is a must have requirement for any of our rent guarantee products and the cost of $39.95 of this report is waived when used for that purpose.

Category A
The application is truthful and the prospective tenant has adequate financial resources to cover the rent. During the course of our enquiries, nothing detrimental has been discovered. Credit worthiness and backgound investigations did not reveal any potential problems.

Category B
The application is truthful and the prospective tenant is considered to be sufficiently financially secure to meet the rental required. During the course of our enquiries, we discovered prior explainable financial dificulties, but no longer affecting present tenancy suitability. All prior credit , employment, and tenancy issues has been vacated.

Category C
The application is considered to be high risk tenancy. This can be for a variety of reasons which may include: Adverse references from previous landlords, Poor credit history, unstable employment history, personal or health problems. These applicant although approved for a maximum of three (3) month Guarantee, the landlord is adviced to keep tenant on a close watch.

An untruthful application and a lack of capacity to pay the proposed rent are the only disqualifying factors under our Rent Guarantee Program. We do not have any other disqualifying factors in regard to tenant's applications for Rent Guarantees, in our risk assesment matrix. Therefore the landlord is advices to consider the facts rendered in the Guardian Check report prior to submital for the Automatic Rent Guarantee protection. Since factors revealed in the comprehensive background check could pose certain issues when it is part of the ethical or criminal profile of the Applicant.
