So how about the Vacancy Problem that keep fluctuating due to many factors such as:

There is an average vacancy of about 10% in the US , even though it varies according to city size, affluence, demographics. etc. For example NYC has 4% vacancy only, but the average rent is $3000/ month. so the economic impact of vacancies still matches the average $700/month rent in the 10% areas, taking to account the Volume differential.
Our screening process is more like "Evaluation" than "Screening", since we do not filter out anyone. Some Tenants with credit or employment issues, will have higher risk scores and the "Rent Guarantee" premium will be higher than a tenant with sterling credit and excellent employment and debt to income ratio, etc. However, both still qualify for a rent guarantee protection.
There are no excludable tenants under our program. We offer a minimum of three month rent guarantee regardless of the Risk score. It is up to the Landlord to exclude "Undesirable Tenants", such as those with Ethical or sexual criminal backgrounds.
This method of risk management where every applicant is approved, has reduced vacancies to under 1%. Thus creating huge increase in profits and better availability of capital to spend on improvement and upkeep of the property that leads to higher value and better clients.
